Most real estate for sale is offered openly through brokers, real estate portals or real estate auctions.
However, an out-of-market property is a property that is not openly offered for sale in the market, whether through a real estate agency or by any other means.
The off-market real estate market is also referred to as the ‘secret real estate market’ and we have over 50 hotels off market.
How much property is sold off-market?
Off-market real estate sales are a larger portion of the market than often realized.
Research from Hamptons shows that more off-market sales were registered in the first quarter of 2022 than in any other quarter since 2007 and that it is a trend that extends both within and beyond Europe.
A record number of one in five hotels sold in the capital changed hands outside the market.
Why sellers might be selling off-market.
Selling property off-market offers sellers a confidential transaction.
Few people will know that their hotel is for sale.
Off-market sales are sometimes used by people who prefer their business associates, creditors, ex-partners or neighbors and others not to know that their hotel is for sale.
Celebrities, high profile figures, and high net worth individuals (HNWIs) sometimes sell off-market for reasons of confidentiality.
Selling off-market means that sellers do not have to deal with potentially large numbers of buyers, a large number of viewings and negotiations with many buyers.
Some off-market sellers do this to avoid broker fees or because they don’t want to do business with brokers.
Selling off-market prevents a seller’s asking price from being placed in the public domain, which can be an advantage for some sellers.
When a hotel is listed on portals, the asking price is available to everyone and can be recorded for future reference.
In an off-market sale, the sale price will not be publicly available until the sale is completed and registered with Land Registry.
Another reason for off-market property sales is that an owner may not be sure they want to sell and is simply testing the market.
In other words, offering a hotel off-market can be a pre-marketing exercise.
In some cases, a seller may know that a particular buyer is very interested in purchasing their property.
So they don’t think it’s necessary to offer it to the market.
This can happen if their property is unusual or unique.
